The construction of the new floor with a metal frame above the existing reinforced concrete ground floor was completed with the aim of creating a modern, functional and comfortable apartment with a total area of ​​175 sq. m. with an additional 65 sq m of balconies.
The design and construction focused on the optimal configuration of the internal layout, which did not exist from the beginning, and was carefully designed by our team, so as to meet the needs of the family and the possibilities offered by the metal load-bearing structure. The new floor includes three bedrooms and two bathrooms, designed with an emphasis on functionality and modern aesthetics.
A comprehensive mechanical study was carried out and pre-installation was implemented for the future installation of floor fan-coils, which will operate with a heat pump, ensuring high energy efficiency without interventions on finished surfaces. Large frames in earthy tones were placed on the outer shell, while a salt-based thermal facade was applied in colors that harmonize with the natural environment. At the same time, new balcony parapets were constructed and all the necessary insulation was implemented on the balconies and the terrace, in accordance with modern durability and energy protection specifications.
The lighting study was designed exclusively for the new floor and combines spot, hidden lighting and LED strips, creating multi-level lighting conditions in each space. Particular attention was paid to the configuration of the ceilings, so as to fully cover the beams of the metal frame and to discreetly integrate the lighting elements, achieving a clean and balanced architectural result.
Italian glossy tiles with timeless grains and soft shades were placed on the floors, which give a modern but also timeless character, while enhancing the diffusion of natural light in all spaces. At the same time, all the special carpentry — from the kitchen with high-quality panels to the wardrobes, cloakroom and bathroom furniture — has been designed for functional effect. In the bathrooms, Spanish tiles were chosen that add texture, depth and unpretentious elegance.
The project is completed with the completion of the central staircase of the building, which ensures a homogeneous functional and aesthetic continuity between the ground floor and the new floor.
